Regulation 123    This allows for up to 5 separate S106 agreements (signed on or post 6th April 2010) for the funding or provision of an infrastructure project or type of infrastructure as an alternative to the CIL
SEA    Strategic Environment Assessment

Section 106    A section 106 agreement is an agreement between a developer and a local planning authority about measures that the developer must take to reduce their impact on the community. A section 106 agreement is designed to make a development possible that would otherwise not be possible, by obtaining concessions and contributions from the developer.

Sequential Test    The purpose of the Sequential test is to guide development to areas at lowest risk of flooding, by requiring applicants to demonstrate that there are no alternative lower risk sites available where the development could take place.

SevernNet    SevernNet is a social enterprise run by and for the businesses, community and other stakeholders across the SevernNet Area (Royal Portbury Dock, Avonmouth, Severnside, Western Approach).

SFRA    Strategic Flood Risk Assessment

SGC Core Strategy    This sets out a vision for future development in South Gloucestershire to 2027. It covers the general location, type and scale of development as well as protecting what is valued about the area.

SGC Local Plan    This will include a new strategy and policies to guide and manage growth and change in the South Gloucestershire area over at least the next 15 years.
SGC Policies, Sites & Places Plan    This forms part of the South Gloucestershire Local Plan, together with the Core Strategy and Joint Waste Core Strategy.  All of these documents are used by the council when assessing planning applications.

Strategic Infrastructure-led Master Plan for Severnside    The final masterplan sets out a locally informed vision to help shape the future of Severnside in the medium and long term, up to 2050. It builds on all of the different strengths that the area has. The masterplan takes into account the: character of existing coastal villages and rural communities.
